Bric Housing has lodged a funding application to the Federal Government for a proposed new community and affordable housing development in Kallangur.

The proposed development on the corner of School Road and Goodfellows Road will deliver 144 units comprising a mix of studio, one, two, and three-bedroom apartments. Upon completion, Bric Housing will own and manage the tenancies and have a full-time onsite presence for facilities management and the provision of services.

The proposed development aligns with the planning scheme and responds to the growing demand for quality, affordable housing across the region. Importantly, it will provide well-located, design-led social and affordable homes for key workers, older residents, single-parent households, couples and small families who have been priced out of the private rental market.

Who is Bric Housing?

Bric Housing is a Tier 1 Not-For-Profit Registered Community Housing Provider with a growing portfolio of social and affordable housing. We have been operating since 2008 and manage around 1,000 homes that we rent to people who cannot afford the private market. Why has a Development Application been lodged for new community housing in Kallangur?

Moreton Bay has one of the highest levels of housing need in Queensland, with more than 6,000 people on the social housing list and one of the lowest vacancy rates in Queensland at 0.7 per cent, below Queensland’s average of 0.9 per cent.

More affordable housing starts with more supply, and the proposed development responds to the growing demand for quality, affordable housing across the region.

It will deliver more homes for people who are being locked out of the local housing market despite working, contributing and wanting to stay connected to their community.

 

Why was the site on the corner of School Road and Goodfellows Road selected?

This is an ideal location for this type of development, with walkable access to local amenities and services, all within a 400-metre radius.

 

How many homes is the development proposing?

The project seeks to deliver 144 units across two seven-storey buildings, with communal recreation spaces for residents. Floor plans include a mix of studio, one, and two-bedroom units with a limited number of three-bedroom units, providing options for different household needs.

 

Will there be any impact to local traffic?

A traffic study has been completed as part of the Development Application to better understand and mitigate the impact to surrounding roads. The study has confirmed that there will be no material impact on existing intersections and road networks in times of peak demand.

Evidence from comparable community housing projects in similar suburban locations shows that traffic movements are typically lower, and less concentrated at peak times, than equivalent market housing, with residents more likely to use public and active transport.

 

Will the residents be local to the area?

The project will provide secure, long-term tenancies for local workers, single older residents, single parents, couples and small families who already live or work in the area, but are being locked out of the local housing market despite working, contributing and wanting to stay connected to their community. It will provide a mix of long-term social and affordable homes, not crisis or ‘transitional’ housing. People and families will settle and become part of the fabric of the community.

 

What is Social Housing?

Social housing is housing provided at below-market rent to support people and households who may have difficulty accessing or maintaining housing in the private rental market. It is typically managed by government or community housing providers and is generally allocated based on eligibility criteria, including income and housing need.

Social homes will be provided for local people (singles and families), who are eligible for social housing with rent charged at 25% of income plus Commonwealth Rent Assistance.

 

What is Affordable Housing?

Affordable housing is housing provided at a cost that is more manageable for households on low to moderate incomes. It is designed to ensure people can live close to work, services and community facilities without experiencing housing stress.

Affordable homes will be for local single people, couples and families who might have some income (low to medium income employment, but not able to afford to rent in the private market).

 

How will parking be managed?

Car parking will be actively managed to support residents’ needs and ensure available spaces are used efficiently. Applicants will receive clear information about onsite parking availability and vehicle ownership details will be collected during the application process. This information will help ensure units are allocated appropriately based on vehicle ownership and available spaces.

Where residents have a vehicle, parking spaces will be allocated in a controlled manner with designated bays. Priority for parking allocation will also be given to residents with health or other support needs where relevant. The car park will have secure entry and exit arrangements to reduce unauthorised use and protect parking availability for tenants.

 

How will visitor parking and transport options be supported?

Visitor parking will be clearly designated and actively managed to support access while maintaining availability for residents. The development will also provide a range of transport options to support different travel needs and reduce reliance on private vehicles.

This includes generous bicycle parking, secure onsite charging for e-scooters and mobility scooters and promoting public transport services available in this well-connected location. Opportunities for car share options are also being explored across Bric Housing’s broader portfolio.

 

Will there be an onsite manager?

Yes, Bric Housing will have an onsite management team to support residents and be a contact point for the community.

 

Will there be residential activities or amenities available?

There will be communal areas for residents to use and facilities such as BBQs, training activities and classes. Our other residences have supported gardening, meditation, yoga and music. These activities are provided based on residents’ interests and managed by the onsite Bric Housing team.
